Rachel Elliot: 1/5 Stars 16/02/2019 Ground rent admin charge!! I have been charged £78 for an email in my spam folder from Simarc. I have been charged this ludicrous charge days after the due date with no justification for the charge. I have submitted the ground rent fee and they have returned it. I have no idea what this company actually do. I contacted them recently to ask advise as the flat owner above me had no insurance - not their concern! so what is? do they not have a duty to the Lease owner! money for nothing seems their main focus Simarc Property Management has not yet responded. wha-choul lee: 1/5 Stars 16/01/2019 rip off company and dismal customer service arguing atm as they want to charge £180 for missed ground rent. i advised them, never received a chase email/letter. said they sent 5. asked for sight of this! NOTHING bar one chasing email which confirmed almost 3 days after missing payment a penalty of £180. asked for breakdown of fees, its hilarious. £65 for looking at the computer records, £37.50 for looking at leasehold title - and doing nothing with it as no letter/phone call was ever made to me, preparing file£ 47.50 again nothing was done with this file and 20% vat .... hmm £180 for doing sweet nothing. currently taking this up with trading standards. they need to be regulated!!!1 Simarc Property Management has not yet responded. Jessica Garty: 1/5 Stars 02/05/2019 Con artists Simarc is the worst company I have ever had to deal with when owning a property. They are con artists who will purposely fabricate things to enforce high charges on you. I had been contacting them since December to find out what I was to pay for a property I had just purchased and they made it extremely difficult refusing to take payment or telling me they didn’t know the property and making up other excuses. After a few months of me chasing them to make a payment I get hold a lady who I am assuming is the manager and she tells me that they had sent me a bill in March for the ground rent that was £135 and then 10 days later had sent a chasing later and she then told me I owed £269 for the late payment. Even with me chasing them months before on several occasions. I also had not received either of these letters she insisted they had sent, I then noticed the address had been written wrong hence why I hadn’t received them but of course they wouldn’t take blame and insisted the letter still would of gotten to me and said I had to pay the full charge. I appealed this with them and sent the money for the ground rent only via cheque and received a letter back telling me they refuse to take the payment for the ground rent which was due January 1st even though the manager had told me via email that they sent their first letter to me in March. They still are insisting I pay the ridiculous late charges. The staff are rude and impossible to deal with and I want to warn other people using them to be aware of their actions and to not pay any extra money that they are trying to con out of you. Absolutely disgusting company with no morals and should be ashamed of themselves. Simarc Property Management has not yet responded. Leanne Christine: 1/5 Stars 11/09/2018 0 Stars! Extortionate Fees for Nothing! I paid my ground rent and other charges that were added to it (unwillingly but because I did not want to end up with another charge added on top). The total amount for the ground rent was £250 and the total fees and other charges that were added amounted to £132 so I ended up paying £382! I cannot understand how 'other fees' amounted to so much and asked for a breakdown which obviously Simarc never bothered to give me! There is no way that this amount of money is required for any type of 'administrative' or other work. I did send the ground rent payment late but this was because I was initially sent out letters with the wrong amount due TWICE and had to keep calling to try and get this rectified before I would pay as otherwise I would have had no documentation of how much I actually owed. The first 2 letters stated that the total payable was £500, so you can understand why I did not want to pay this. When I phoned up I was told they didn't understand how this had happened and would send out a new letter. The letter arrived a few days later and said £500 again! I called again and was told the system was showing £250 and they couldn't understand why the letter said £500 again. I finally received a letter with the correct amount on and so paid but by that point they had added on the ridiculous £132. I have so far E-mailed twice asking for reasons as to why I have had to pay over £150% of what I originally owed because actually the section stating 'interest on overdue ground rent (if applicable)' said £0 so what exactly are these total fees and other charges??? Absolutely ridiculous and I will be pursuing this through any channel necessary to get answers and my money back!! DO NOT USE THIS COMPANY! Simarc Property Management has not yet responded. Dianna Wade: 1/5 Stars 24/09/2018 Over the top administration charges Purchased a leasehold property in April 2017. The freeholder was a Wallace Estates. Everything great until August 2018 when I received a letter addressed to “the occupier” of the property. The letter was from Simarc, claiming to be the agents for the freeholder and demanding to be notified of who lived at the property. Any previously letters from them had come addressed to the previous resident so had been returned to sender by myself. I emailed them and told them that I had purchased the property back in April 2017 and that my solicitor had notified the freeholder etc at the time of completion. Long story short, my solicitor has now sent a further “notice” to them as they said that weren’t notified previously and Simarc have sent me a ground rent bill for 2 years x £15 plus 2 years x £78 administrations costs for late payment! So they want £186 for £30 ground rent due. It does not say everywhere in my lease that any additional fees etc are payable and am I not correct in thinking that I can’t pay ground rent until I receive a demand to do so? How can I be charged for late payment on something I didnt know how to pay to? After complaining to them they reduce the administration charge down to £78 but I still don’t see why I have to pay this? They never sent me a correctly addressed demand and the amount is unreasonable. They have told me to seek indepdant legal advice and they won’t budge on the amount to be paid.
